Supporting a Commercial Property Investor through a complex acquisition 

The commercial property finance landscape is vast, fragmented, and often unclear. With hidden lender criteria, varying appetite levels, and inconsistent affordability assessments, securing the right facility can be challenging - even for experienced property investors. 

A growing commercial property investor recently faced this challenge when reorganising their structure and acquiring new units for their portfolio. 

The Challenge 

The commercial rationale behind the structure and timeline was clear, but the complexity introduced several hurdles that made the deal incompatible with mainstream lending criteria. 

The property investor needed a solution that would allow the acquisition to progress now, with the flexibility to refinance onto a commercial mortgage later. 

They needed: 

  • A facility that could be arranged quickly. 
  • Flexibility to repay after six months without heavy penalties. 

The Solution 

Working with Adrian Innes, one of UMi’s experienced business funding advisers, the property investor explored several commercial and specialist lenders. With traditional routes closed, a twelve-month facility emerged as the most suitable option. 

UMi identified a specialist bridging lender able to: 

  • Support the transaction structure  
  • Move at pace 
  • Provide the flexibility required to refinance within six months 

The recommended facility offered a strong loan to value position, a 12 month term with a six-month minimum period, and minimal exit fees beyond that point. 

The Outcome 

The customer secured a £451,500 facility, allowing them to: 

  • Complete the restructure and acquisition of two commercial units 
  • Organise the business structure in a way that supports future growth and longterm investment planning. 

The solution allowed the transaction to proceed without disruption, overcoming the hurdles that had prevented mainstream lenders from supporting the deal.
